Comprehensive Development Plan Amendment
COMPREHENSIVE DEVELOPMENT PLAN AMENDMENT Do you Need to Apply for an Amendment to the Comprehensive Development Plan for Waukesha County? Any person owning property in Waukesha County may need to apply for and receive approval of a request to amend the Comprehensive Development Plan for Waukesha County if the intended land use is inconsistent with the Land Use Map made part of the Comprehensive Development Plan. The Plan amendment must occur prior to submitting a rezone, commencing a land division, submitting a development proposal, or conducting certain uses or projects on their property. Please contact the Planning and Zoning Division for advice on applying for an Amendment to the Comprehensive Development Plan. If you have a question as to whether or not your property is within the jurisdiction of the Comprehensive Development Plan, please contact us with your tax key number (found on your latest property tax bill) and we will assist you. Amendment to the Comprehensive Development Plan for Waukesha County Application Procedure: All requests for an Amendment to the Comprehensive Development Plan must consist of a complete application form, an electronic copy of a scaled map, and the required fee. After the fact requests (when a use is occurring, a land division has occurred, or a development has commenced without the required amendment in effect) will be charged double the required fee. Additional supporting materials may be required for certain projects (Overall Development Plan, Site Plan, Soil Borings, etc.). Amendment proposals may also need to demonstrate that approval from the Environmental Health Division (EHD) of the Department of Parks and Land Use (unless the site is served with municipal sewer) can be obtained. If the Amendment to the Comprehensive Development Plan is approved, the County will officially amend the County Land Use Map and you may proceed with your proposal upon satisfaction of any conditions of approval. The Wisconsin Department of Natural Resources (WDNR), Federal Emergency Management Association (FEMA), and the Army Corps of Engineers may also be involved in the approval of the request. A Zoning Change (refer to the Guide to Permits, Licenses, and Development Services), may also be required once approval of the Comprehensive Development Plan Amendment has been received. Applications to amend the Comprehensive Development Plan are accepted throughout the year. However, all amendment requests are processed together annually (commencing January 15th of each year). The amendment process itself can take approximately ten (10) to twelve (12) weeks from the date of the public hearing (refer to the Guide to Permits, Licenses, and Development Services). Please note: A Town Comprehensive Development Plan amendment may also be required. Please contact your local municipality for more information.
